Georgia Post-Licensing On Your Schedule

Georgia requires salespeople to renew their licenses every four years. The first time you renew, you must complete the 25-hour post-licensing course within the first year of licensure, then an additional 11 hours of continuing education (for a total of 36 hours) within the next three years.

For subsequent renewals, you will instead take 36 hours of continuing education courses from a GREC-approved provider. Three of those hours must be on license law. You can renew onlineLicensed Professionals Renewing A License Real Estate Grec.state.ga.us or by mail up to four months before your license expires. The deadline for renewal is midnight of the day your license expires. If renewing by mail, it must be postmarked by your expiration date. The cost to renew your license is $125 by mail or $100 online.

If you fail to renew your license by the deadline, it will lapse. Additionally, if you fail to complete your post-licensing education within the first year of being licensed, your license will lapse.

You can renew a lapsed license for up to 30 days online by paying a late fee and submitting a secure and verifiable document for identification purposes and a notarized affidavit (as detailed in the Lawful Presence Verification form). You’ll also need to present proof that you completed your CE hours.

If it has been more than 30 days but less than a year, you need to present the verification forms, proof of CE hours, and late fee, and your license will be reinstated to inactive status. You can’t perform real estate activities with an inactive license. To return to active status, you must submit a change application to GREC.

If you haven’t completed your CE hours by the time your license expires, you can renew to inactive status to avoid the late fee.

If your license has been expired more than a year, you must submit a reinstatement application to GREC (this can’t be done online) and pay a late fee. Of course, you’ll also have to prove that you completed the required CE hours.

Good news, you only have to take the course once! It must be completed in the first year you hold your salesperson license, and the 25 hours will count toward your 36 hours of continuing education for your first renewal.
